Terms and Conditions for Serviced Accommodation

1. Agreement

This Agreement is between M Realty Group, hereinafter referred to as "The Agency" or "We," and the individual or company making the booking, referred to as "The Guest" or "You."

M Realty Group Ltd ("M Realty," "We," "Our," or "Us") acts as an intermediary in arranging accommodation bookings for our clients. Please note, M Realty Group does not own or manage the properties listed. These accommodations are owned by the Supplier or a third-party landlord appointed by the Supplier to manage the property.

By booking a property with M Realty Group, you enter into a contract directly with the Accommodation Supplier. Your booking will be governed by the terms of both M Realty group and the Accommodation Supplier. You can request a copy of the Supplier's terms and conditions from us at any time.

M Realty Group merely facilitates the booking process and is not responsible for any actions or omissions of the Accommodation Supplier. The contract for accommodation bookings is between you, the Client, and the Supplier.

Disputes arising from the contract will be subject to the exclusive jurisdiction of the courts of England and Wales.

If any section of these Terms and Conditions is deemed invalid or unenforceable, the rest of the terms will remain effective.

The contract will come into effect only once you have received a booking confirmation email from us. The party leader making the booking must be at least 18 years of age. Full details (names, ages, and contact information) of all guests must be provided before arrival.


2. Booking and Payment

  • Booking Process: To make a booking, you must provide accurate details including your full name, contact information and we will prepare you with a proposal for the property.

  • Confirmation: Bookings are only confirmed once a deposit or full payment has been made and a confirmation email has been sent to the Guest.

M Realty is not responsible for any errors or issues caused by the Accommodation Supplier, but we will take responsibility for any mistakes made on our part. Special requests should be communicated as early as possible; however, we cannot guarantee that all requests will be fulfilled.


3. Use of the Property

  • Occupancy: The property is to be used exclusively as short-term accommodation for the number of guests specified in the booking. Unauthorised guests or additional occupants are not permitted without prior consent.

  • Conduct: Guests agree to conduct themselves in a respectful and lawful manner while staying in the property. noise, disturbance, or illegal activities will not be tolerated and may result in immediate eviction without refund.

  • Smoking: Smoking is strictly prohibited in all of our properties. Failure to comply will result in a cleaning fee subject to the discretion of the supplier.


4. Damage to Property

Guests are responsible for any damage to the property or its contents during their stay. In the event of lost keys, a replacement fee will be charged. Any damage or breakages must be reported immediately. If any property damage occurs, the cost of repair or replacement will be deducted from the security deposit where applicable. You will be held responsible for any damage, breakages, or excessive cleaning costs incurred during your stay. Charges for repairs or replacements will apply, and you will be notified in writing within seven days of departure. We recommend securing appropriate insurance to cover potential damages.


5. Stay Period

The "Stay Period" refers to the duration from the Commencement Date to the Departure Date as specified in your booking confirmation. You must adhere to the check-in/check-out times set by the Supplier. Failure to do so may result in additional charges. The property is to be used only for the specified Stay Period and for its intended purpose. Any extension of your stay requires prior written approval from M Realty Group. M Realty Group reserves the right to access the property at reasonable times for inspections, repairs, or maintenance.


6. Cancellation and Amendments

To cancel a booking, please notify M Realty in writing via email. Once we receive your cancellation request, we will process it promptly. Please note, the Supplier’s cancellation policy will apply.

Cancellations and amendments are subject to the Supplier’s policies, which may include cancellation fees or the forfeiture of the full booking amount. If the Supplier needs to cancel your booking (e.g., due to property maintenance), we will do our best to find an alternative property for you. Extensions are subject to availability and cannot be guaranteed.

Changes to the booking, including dates or number of guests, can be requested but are subject to availability and may incur additional charges.

M Realty is not liable for any loss resulting from a cancellation. Travel insurance is recommended as a protective measure against potential cancellations.



7. Liability and Insurance

  • Agency’s Liability: The Agency is not liable for any injury, loss, or damage to persons or property occurring during the Guest's stay, except where caused by the Agency's negligence.

  • Guest’s Insurance: We recommend that Guests have travel and insurance coverage for their stay. The Agency is not responsible for any personal belongings lost or damaged during the stay.


8. Force Majeure

Neither party will be liable for any failure or delay in the performance of this Agreement due to circumstances beyond their reasonable control, including, but not limited to, natural disasters, strikes, terrorism, government action, or other unforeseen events.


9. Complaints

If you encounter any issues with your accommodation, please contact M Realty Group right away so we can resolve the matter. For concerns about the accommodation itself, please reach out to the Supplier directly. For any complaints related to our services, feel free to contact us directly.


10. Your Property

You are responsible for the security of your personal belongings, including vehicles and valuables, during your stay. M Realty Group is not responsible for any items that are lost or stolen.

If you forget any personal items, we will try to return them to you, but you may incur shipping costs. Any unclaimed items will be disposed of after six (6) months.


11. Amendments to Terms and Conditions

The Agency reserves the right to update or amend these Terms and Conditions at any time. Guests will be notified of any significant changes via email or the website. Continued use of our services constitutes acceptance of the updated Terms and Conditions.
